Signs, Signs, Everywhere Signs….

There’s been quite a bit of buzz and many questions about the public hearing notices that were placed around the city recently. The Planning Commission will be discussing whether townhomes should be allowed in the R-3 zoning district.

For context, the city has several different residential zoning districts, each intended for different types of housing, including the ones listed below (additional details are available in the links):

R-1 District
This district is meant for single-family homes on individual lots and is designed to maintain a suburban feel. These areas generally have lower housing density.

R-2 District
This district also allows single-family homes, typically on moderately sized lots with access to public water and sewer. These neighborhoods have slightly higher density than R-1 areas and are intended to remain residential in character.

R-3 District
The R-3 district allows single-family homes with public water and sewer and supports moderately higher housing density than R-2 neighborhoods. These areas are still intended to function as residential neighborhoods.

RM District
This district allows multi-family housing, such as apartments, and is usually located along larger roads. These areas are designed to support higher housing density while remaining compatible with nearby neighborhoods.

The areas of the city that would be affected by this change can be seen on our zoning map. They are primarily located at the far north and south ends of the city.

R-3 District, East of Main Street

R-3 District, South of Godby Road

I encourage you to attend one or both of the Planning Commission meetings, which will be held on January 26 and February 23 at 5:30 p.m. at City Hall. These meetings are a great opportunity to learn more about the proposed change and share your thoughts.

You can also contact the City Planner, Lenise Lyons, for additional information. She can be reached by phone at 404-767-1537, ext. 1814, or by email at lenise.lyons@collegeparkga.gov.
